High-profile Round Rock shopping center up for sale

The Boardwalk Shopping Center in Round Rock is up for sale. The property at the intersection of I-35 and State Highway 45 is anchored by national tenants, which include Ross Stores Inc., Office Max and Party City


The retail center was built in 1996 and is 98.6 percent occupied. Almost 70 percent of the tenants have leases which do not mature until 2018 or later


CBRE’s National Retail Investment Group was retained to handle the listing. Brokers include Chris Cozby and Chris Gerard in Dallas and Kevin Holland in Houston


Retail investment deals have been at a premium in Austin for some time with investors unwilling to part with their assets. Late last year, West Woods Shopping Center and Springdale Shopping Center sold for about $60 million. Another major deal dating back a couple of years ago was the sale of the aging Highland Mall to Austin Community College
