Ryan Cos. unveils huge corporate development on Lady Bird Lake

Ryan Cos. is poised to make a significant imprint on the Austin landscape with a large corporate campus on the south shore of Lady Bird Lake. The Waterfront is a proposed 625,000-square-foot office development on 10 acres a short distance west of Pleasant Valley Road along the waterfront


“Without publicly marketing this we’ve had significant preliminary interest from the tenant rep community. The response has just been fantastic,” Hunter Barrier, president of the south central region for Ryan Cos., told Austin Business Journal in an exclusive interview.

The development and construction company, based in Minneapolis, is fairly new to Austin, but has grand plans to make an impact, starting with this project


Total value of the project at build-out is expected to be $210 million


The conceptual design has been fleshed out by Austin-based STG Design and TBG Partners. The three-building development features picturesque views of the lake and downtown skyline. As proposed, the development includes a rooftop cafe, dog park, food truck court, structured parking, trails, outdoor courtyards and multiple balconies. The parcel is adjacent to the 10-mile Butler Trail at Lady Bird Lake


“The other big selling point is that there’s exceptionally large floorplates, unlike what’s available downtown,” said Dave Knoll, Ryan Cos. director of development


As an example, building 1 will have a 45,000-square-foot floorplate, building 2 will have a 30,000-square-foot floorplate and building 3 will have a 50,000-square-foot floorplate. That compares with the new Colorado Tower, which will be finished in December in downtown and has 19,000-square-foot floorplates
