Office tenants will enjoy amenities including a 24-seat conference center, fitness facility, and High Bar lounge. The project is slated for delivery in 1Q 2025 and is pursuing LEED Silver certification.

 

2. ATX Tower

Co-developed by Ryan Companies and Tishman Speyer and designed by Page, the tower features 20,000-square-foot column-free floor plates with 14-foot floor-to-ceiling windows and private terraces on every office level. The project includes 15,000 square feet of amenities including a fitness center, all-day café, sky lounge, and bar. Expected to deliver in 1Q 2025, ATX Tower will also house 369 residential units above its office component.

 

3. The Republic

The Republic, rising 48 stories at 401 W. 4th Street, will add 816,513 square feet of office space to Downtown Austin. Co-developed by Lincoln Property Company and DivcoWest and designed by Duda/Paine Architects, the project features 27,500-square-foot floor plates with private terraces on every level. The tower includes a 25,500-square-foot exterior terrace and nearly 15,000 square feet of conference, lounge, and dining space. Already 49% preleased, The Republic is scheduled to welcome its first tenants in 1Q 2025 and will offer direct access to Republic Square Park.

 

Conclusion

These towers are part of Downtown Austin’s latest development wave. With two projects combining luxury residences and offices, and The Republic already half pre-leased, they reflect a market still focused on mixed-use, amenity-rich buildings downtown.
