In this article, we take a look at the Downtown Austin office buildings expected to deliver in 2022 and 2023.

 

Downtown Austin Office Buildings Delivering Soon

1. Waterloo Central

Address: 701 E. 5th Street

Expected Delivery Date: 1Q 2022

Waterloo Central, a five-story office tower, is expected to deliver in 2Q 2022.

The 39,000-square-foot project is 100% leased to Hippo Analytics Inc., which signed a lease in July 2020

The project will feature a 2.5 per 1,000 parking ratio, with an architectural concrete and curtain wall glass design.

Elevate Growth Partners is the developer for the project and Studio Runa Workshop is the architect.

2. Block 185

Expected Delivery Date: 2Q 2022

Block 185 is a 35-story office building overlooking Lady Bird Lake, in the heart of Downtown Austin. This office tower is anticipated to deliver in 2Q 2022 and is 100% preleased to Google.

The project features a “sail-like” structure designed by Pelli Clarke Pelli Architects. Amenities will include a fitness center, library, conference center, lounge, bar/tavern, kitchen and dining space, retail space, and recreational area.

Trammell Crow is the project’s developer, with CBRE as the leasing team.

3. Sixth and Guadalupe

Address: 400 W. 6th St.
Type: Office/Multifamily
Size: 589,112 SF office, 349 units multifamily
Expected Delivery Date: 1Q 2023
% Preleased: 0%
Developer: Lincoln Property Company

Sixth and Guadalupe, a 66-story office and residential project, is anticipated to deliver in 1Q 2023. This will be Austin’s tallest tower replacing the current record-holder, The Independent. The office portion of the project will be on floors 14 through 32.

The project will feature 12,000 square feet of amenities and 25,000 square feet of outdoor terrace space on level 14. There will also be a 3,500-sf tenant lounge, a 2,500-square-foot conference center, and a 5,000-square-foot fitness center. 

As of this publication, the project is 0% preleased. Lincoln Property Company is developing and leasing the project and Gensler is the architect.

4. Texas Bankers Association Headquarters

Address: 203 W. 10th Street
Type: Office space
Size: 102,073 SF
Expected Delivery Date: 1Q 2023
% Preleased: 15% to Texas Bankers Association
Developer: Development 2000

The Texas Bankers Association (TBA) is replacing its current headquarters with a nine-story office tower. The new office is expected to deliver in 1Q 2023. 

The project will feature a conference room on the ninth floor with a view of the Capitol building and a rooftop terrace designed to accommodate up to 500 people.

The project began construction in July 2021 and, as of this writing, is 15% preleased to TBA. The Beck Group is the architect and Development 2000 is the development and leasing team.

5. Symphony Square

Address: 1104 Sabine Street
Type: Office
Size: 160,000 SF office
Expected Delivery Date: 1Q 2023
% Preleased: 0%
Developer: Greystar Real Estate Partners

Symphony Square, a mixed-use development overlooking Waller Creek, is anticipated to deliver in 1Q 2023. The project will be surrounded by four of Austin’s most historic buildings, including an outdoor amphitheater. 

The project features 160,000 square feet of office space, 388 apartment units, and 5,000 square feet of retail and restaurants. 

As of this writing, the project is 0% preleased. Greystar Real Estate Partners is the project’s developer and Cushman & Wakefield is handling leasing. 

6. 600 West Fifth

Address: 600 W. 5th Street
Type: Office
Size: 150,000 SF
Expected Delivery Date: 2Q 2023
% Preleased: 30%
Developer: Development 2000

Horizon Bank is transforming its site at West Fifth and Nueces streets into 600 West Fifth, a 16-story, 150,000-square-foot office building located on the west side of Downtown Austin. The project is expected to deliver in 1Q 2023. 

The project will feature a structured parking garage and 5,000 square feet of shared amenity space on level nine including an outdoor terrace, kitchen, meeting room, and an indoor lounge.

Beck Architecture is the architect and Development 2000 is the development and leasing team. 

 

Conclusion

As you can see, 2022 and 2023 will be busy years for office projects in Downtown Austin. With over 1.8 million square feet delivering soon and even more being proposed, we’ll be seeing a lot of cranes in the skyline for the foreseeable future.
