1. Sixth and Guadalupe

Sixth and Guadalupe, a 66-story office and multifamily project, is anticipated to deliver in 1Q 2023. The new tallest tower in Austin has 33 floors of office space leased entirely to Facebook’s parent company, Meta. The 589,000-square-foot lease is the largest ever in Downtown Austin. The project also features 349 multi-family units, with two floors containing 34,852 square feet of amenity space for both multifamily and commercial tenants. Lincoln Property Company is developing and leasing the project and Gensler is the architect.

 

2. 1121 at Symphony Square

Size: 160,000 SF office, 4,000 SF retail, 388 multifamily units

Developer: Greystar Real Estate Partners 

1121 at Symphony Square, a mixed-use development overlooking Waller Creek, is anticipated to deliver in 2Q 2023. The project will have 160,000 square feet of office space, 388 multifamily units, and 4,000 square feet of retail and restaurant space. The project has access to Waterloo Greenway, Moody and Symphony Square amphitheater, and numerous local restaurants. Greystar Real Estate Partners is the project’s developer and Cushman & Wakefield is handling leasing.

 

3. Texas Bankers Association HQ

Address: 203 W. 10th St.
Type: Office
Size: 102,073 SF
Expected Delivery Date: 1Q 2023
Preleased: 15% to Texas Bankers Association
Developer: Development 2000

The Texas Bankers Association Building, expected to deliver in 1Q 2023, will be the new headquarters of the TBA. The nine-story, 100,000-square-foot building is located within walking distance from the Texas State Capitol. The project will feature a conference room on the ninth floor and a protected view of the State Capitol building. The Beck Group is the architect and Development 2000 is the development and leasing team.

 

4. 600 W 5th

Address: 600 W. 5th St.
Type: Office
Size: 150,000 SF
Expected Delivery Date: 2Q 2023
Preleased: 68%
Developer: Development 2000

Horizon Bank is transforming its site at West Fifth and Nueces streets into 600 West Fifth, a 16-story, 150,000-square-foot office building located on the west side of Downtown Austin. The project is expected to deliver in 1Q 2023 and will feature flexible floor plans and shared amenity space including meeting rooms, food and beverage bars, and an outdoor lounge area. The Beck Group is the architect and Development 2000 is the development and leasing team. 

 

Conclusion

With over 1 million square feet of office space coming to Downtown Austin in the next year, it remains one of the fastest-growing submarkets in the country. It will be exciting to watch the skyline continue to change over the coming years.
