East Austin has four new office buildings on the horizon. The area is booming and many developers are looking to build in the area.

In this article, we take a look at the East Austin office projects under construction that will deliver in 2022 and 2023. 

 

New Office Developments Delivering in East Austin

1. Centro North & Centro South

Address: 1401 E. Sixth St.
Type: Office
Size: 329,490 SF
Expected Delivery Date: 2Q 2022
% Preleased: 47%
Developer: Riverside Resources

Centro includes two adjacent buildings, Centro North and Centro South. Centro North will consist of 165,337 square feet and Centro South will have 164,153 square feet. The buildings are expected to deliver in 2022. 

This mixed-use facility will blend historical and modern accents to create an inspirational space. Heavily influenced by green space, the project’s exterior will be just as vast as the interior. Each of the two buildings will be five stories and total a combined 330,000 square feet of office space and more than 15,000 square feet of retail and restaurant space.

The project’s developer is Riverside Resources and the architect is Gensler. Currently, Centro North is 0% preleased and Centro South is 95% preleased to Atlassian.

2. 1515 Cesar Chavez

Size: 71,632 SF
Expected Delivery Date: 3Q 2022

Developer: Pennybacker Capital

1515 Cesar Chavez, a three-story office building in East Austin, broke ground in early 2021. The building will feature 71,632 square feet of office space and underground parking. The office space is expected to be ready for tenants by 3Q 2022.

Pursuing a creative environment, the building will offer unique loft-like workspaces, a three-story green wall, and the latest mechanical technology- enabling a clean-air environment. 

The project’s developer is Pennybacker Capital, partnering with Lost Herd Enterprises in Austin. JLL will handle leasing for the building. The project is currently 0% pre-leased. 

3. 1300 E 5th St

Address: 1300 E. 5th St.
Type: Office
Size: 125,000 SF
Expected Delivery Date: 1Q 2023
% Preleased: 0%
Developer: CIM Group

CIM Group plans to transform a warehouse in East Austin into a ground-up office building with a parking garage. The building is planned to have approximately 125,000 square feet of designated office space. The building broke ground in 4Q 2021 and plans to be ready for tenants by 1Q 2023.

The building will be a total of five stories and will offer 2.5:1,000 parking. There will be a ground-level retail center and three floors of designated office space. The project’s exterior will encompass a sleek-modern finish, with specialty glass and metal panels.

The project’s developer is CIM Group and the architect is Sixthriver. The project is currently 0% pre-leased.

4. Eastbound

Address: 3232 E. Cesar Chavez St.
Type: Office
Size: 233,577 SF
Expected Delivery Date: 1Q 2022
% Preleased: 0%
Developer: Lincoln Property Company and Kor Group

Eastbound is one of the largest office developments coming to Austin’s Eastside with 233,577 square feet across two buildings, four stories each. 

The project will offer tenants 3.2:1000 parking, including direct access to each floor from the garage. Amenities will include an on-site conference center, private balconies and rooftop terraces, a fitness center with lockers and showers, and more. 

Lincoln Property Company is the leasing team for the project, which is currently 0% pre-leased. Lincoln and Kor Group are development partners for the project.

 

Conclusion

East Austin is flourishing heading into 2022. The above developments plan to attract high-quality tenants while increasing economic fruition. 

Expect continued growth in East Austin, as more and more office developments are on the horizon.
