Austin continues to grow at an astounding rate, and it seems that new developments are springing up everywhere you turn. 

After a busy 2019 in terms of new downtown developments, the year 2020 looks to bring more of the same.

Here are five buildings that are expected to deliver in Downtown Austin in 2020.

1. 405 Colorado

Address: 405 Colorado St.
Type: Office
Size: 197,056 SF RBA

405 Colorado is a 25-story office tower being developed by Brandywine Realty Trust. The building broke ground in March of this year and is expected to deliver by the end of 2020. 

405 Colorado will feature 11 levels of office and a sky lobby, sitting atop 11 stories of parking and ground-floor retail.

The sky lobby, sitting on the 14th floor, will offer fitness facilities, conference centers, lounge areas, and more. 

It was announced in May that DLA Piper signed a lease for the top four floors of the building.

2. The Otis & AC Hotel

Type: Hotel
Size: 347 rooms

The Otis & AC Hotel is a dual-branded hotel development located near the southwest corner of the University of Texas campus, at San Antonio Street and Martin Luther King Jr. Boulevard. 

The project is nearing completion, and The Otis is promoting a February 2020 opening, while the AC Hotel promises a springtime debut. Both hotels will be a part of the Marriott family, and White Lodging will manage the property. 

Rooms at The Otis will pay homage to Austin’s history and will also feature in-room vinyl record players and a vinyl album library in the lobby.

The hotel will have two on-site restaurants including Acre 41, an upscale American restaurant, and Otopia, a rooftop pool, and a poolside bar that will be open exclusively to guests of the hotel. 

The AC Hotel will offer guests a modern, relaxed environment, and provide two casual dining options including Bar AC and Burger Bar, a walk-up burger window similar to the one found at the JW Marriott

 

3. Austin Marriott Downtown

Address: 304 E. Cesar Chavez St.
Type: Hotel
Size: 613 rooms

Austin Marriott Downtown is slated to open its doors during the summer of 2020. The project will add over 600 rooms to Austin’s downtown hotel room count upon opening.

Considered a convention hotel, the new Marriott will be located just a block from the Austin Convention Center, along Cesar Chavez Street just west of Trinity Street. The project broke ground in January 2019 and celebrated its topping out in late September.  

The Marriott will have a rooftop pool, three bars, restaurants, and meeting space. 

 

4. Canopy By Hilton

Address: 612 W. 6th St.
Type: Hotel
Size: 140 rooms

Canopy by Hilton is a four-star hotel development located at the heart of the West Sixth Street entertainment district. According to the Canopy by Hilton website, the hotel will be open in early 2020.

The Canopy by Hilton is considered to be Hilton’s lifestyle brand. The hotels under this name are intended to be natural extensions of the surrounding neighborhood and offer guests comfortable spaces to “relax and recharge.”

The hotel will be within walking distance of popular bars and restaurants, including Star Bar, Ranch 616, Walton’s Fancy & Staple, and many more. 

The hotel will feature a courtyard, restaurant, and bar as well as other amenities like an elevated pool deck. The restaurant is rumored to be an “all-day New American” establishment.

5. 300 Colorado St

Address: 300 Colorado St.
Type: Office
Size: 357,000 SF RBA

300 Colorado is a 32-story office project expected to be delivered by December 2020/January 2021. 

Cousins is developing the project, and Parsley Energy leased all 302,000 square feet of office space in the building. 

Parsley also occupies, and will continue to occupy, roughly 135,000 square feet of office space at the neighboring Colorado Tower.

300 Colorado will offer restaurant and lobby space on the first two floors, and the first 14 floors will be dedicated to parking.
