In this article, we look at future megaprojects that are coming to the Austin market in the near future. These projects are either under construction or waiting to break ground and will bring even more office, retail, multifamily, and mixed-use space to the rapidly growing Austin market. 

 

1.  Northline

Address: San Gabriel Parkway (Leander, TX)
Type: Mixed-use
Size: 1,900,00 SF office, 225,000 SF retail, 175,000 SF hotel, 2,150 multifamily units, and 250 townhomes
Expected Delivery Date: Full buildout 2031
Developer: Northline Leander Development Company

Northline will bring 166 acres of mixed-used vertical construction to Leander. The project is expected to deliver an assortment of office, retail, multifamily, and hotel space by the time it reaches full buildout in 2031. Construction began on vertical portions of the project in 1Q 2021. 

The development will include other amenities including a town square, signature parks, civic spaces, playscapes, and trails. 

Northline Leander Development Company (affiliated with Tynber LLC) is the project’s developer. 

 

2. The Railyard

Address: 201-301 E. Fourth Street (Austin, TX)
Type: Office, multifamily, and hospitality
Size: 1,700,00 SF
Expected Delivery Date: TBD
Developer: Karlin Real Estate

The Railyard will consist of two towers with a combined 1,700,000 square feet of office space and over 800 multifamily units. 

Unique benefits that the project will offer include sky gardens, views of Town Lake and Downtown Austin, a health and wellness cafe, and an outdoor entertainment stage to be used for events such as SXSW.

The developer is Karlin Real Estate and CBRE is the primary leasing team for the project. The project is currently 0% preleased.

 

3. Duval

Address: 11705 Research Blvd. (Austin, TX)
Type: Office
Size: 1,250,000 SF
Expected Delivery Date: TBD
Developer: Karlin Real Estate and Trammell Crow

Duval is a redevelopment to replace the 36-year-old 3M manufacturing plant in Northwest Austin. Phase One of the project is set to bring 498,000 square feet of office space, and Phase Two would add an additional 754,000 square feet.

Karlin Real Estate is partnering with Dallas-based Trammell Crow to develop this project. It is currently 0% preleased.

 

4. Uptown ATX

Address: 11501 Burnet Road (Austin, TX)
Type: Mixed-use
Size: 66 Acres, 3.2 million SF office, 600,000 SF retail and hospitality, 2.9 million SF multifamily
Expected Delivery Date: Phase 1 will deliver in September 2023
Developer: Brandywine

Uptown ATX is a 66-acre, mixed-use development that will consist of office, multifamily, and retail. It will also include 11 acres of green space and its own MetroRail station. 

One Uptown will be the first phase of the project to deliver with the office component of the building expected to be finished by 3Q 2023. The multifamily component will then follow with a delivery date of 2Q 2024. At full buildout, the project will include The Chase Uptown, One and Two Skyrise, and six other projects bringing 3.2 million square feet of office space, 600,000 square feet of retail and hospitality space, and 2.9 million square feet of multifamily space. 

Brandywine Realty Trust is the developer for this project.

 

5. The District

Address: 100 Marshall Cir. (Round Rock, TX)
Type: Mixed-use
Size: 3,000,000 SF office, 250,000 SF retail and hospitality, and 1,600 multifamily units
Expected Delivery Date: 2039
Developer: Mark IV Capital 

The District is a 65.5-acre development planned for Round Rock. The District Building One will have a 4.25:1000 parking ratio, 206,711 square feet of office space, seating areas, and a coffee house. 

Based on the agreement with City officials, The District is expected to consist of 120,000 square feet by 2022, 250,000 square feet by 2029, and 1,000,000 square feet by 2039. 

The Developer for this project is Mark IV Capital. The project is 0% preleased.

 

6. Brodie Oaks Shopping Center Offices

Address: 4021 S. Capital of Texas Highway (Austin, TX)
Type: Mixed-use
Size: 1,200,000 SF office, 140,000 retail, 1,700 multifamily units, and 200 hotel rooms
Expected Delivery Date: TBD
Developer: Barshop & Oles, Lionstone

Brodie Oaks Shopping Center, at the intersection of Loop 360 and South Lamar in South Austin, may be transformed into a mixed-use project.

It is set to break ground between the end of 2022 and early 2023. The project is set to deliver 1,200,000 square feet of office space, 140,000 square feet of retail space, 1,700 multifamily units, and 200 hotel rooms. The development will also create 14 acres of green space. 

Texas-based commercial real estate development and management company Barshop & Oles is partnering with Lionstone on the development. The project is currently 0% preleased

 

7. Statesman Site

Address: 305 S. Congress Ave. (Austin, TX)
Type: Mixed-use
Size: 1,500,000 SF office, 150,000 SF retail, 1,378 multifamily units, and 275 hotel rooms
Expected Delivery Date: TBD
Developer: Endeavor

Endeavor proposed a project to replace the Austin American-Statesman site. The project, located at 305 S. Congress Ave., is projected to have more than twice the square footage of the Barton Creek Square Mall and will cover 19 acres. 

The project will feature 1,378 multifamily units, 275 hotel rooms, 1,500,000 square feet of office space, and 150,000 square feet of commercial and restaurant space. Of the 1,378 multifamily units, 4% will be allocated for affordable housing.

The project will also include the redevelopment of 1,700 feet of the Ann and Roy Butler Hike and Bike Trail along the waterfront, helping enhance the Congress Avenue Bridge.

Endeavor Real Estate Group is the developer. The project is currently 0% preleased.

 

8. River Park

Address: S. Pleasant Valley Rd. and E. Riverside Dr. (Austin, TX)
Type: Mixed-use
Size: 5,600,000 SF office, 350,000 SF retail, and 5,000 multifamily units
Expected Delivery Date: TBD
Developer: Presidium and Partners Group AG

River Park, located on East Riverside Drive, is one of the many upcoming mixed-use projects in Austin. The site will promote civic amenities, open spaces, and parks.

Phase I of the project will include two office buildings: 4720 E. Riverside, a six-story building with 185,000 square feet, and 4820 E. Riverside, an eight-story building with 249,000 square feet.

The completed project will provide 5,000 multifamily units, 5,600,000 square feet of Class A office space, 350,000 square feet of retail space, and 30 acres of walkable greenspace. 

Presidium, a Texas-based company, and Switzerland-based Partners Group AG will be the primary developers for this project and it is currently 0% preleased. 

 

9. Velocity

Address: Southwest corner of SH 71 and SH 130 (Austin, TX)
Type: Mixed-use
Size: 3,300,000 SF office, 600,000 SF of flex and creative, 310,000 SF commercial, 3,000 multifamily units, and over 100 acres of green space
Expected Delivery Date: TBD
Developer: Presidium 

Velocity is a major mixed-use development project in Southeast Austin that is located between the Austin-Bergstrom International Airport and Circuit of the Americas.

Totaling 7,000,000 square feet of mixed-use space, the project will include 3,000 multifamily units, 3,300,000 square feet of office space, 600,000 square feet of flex and creative space, and 310,000 square feet of commercial space. There is a plan to include a 3.5-acre Central Park and over 100 acres of parkland and open space. The plan is set to take 10 to 20 years to complete and will be divided into three phases.

Texas-based real estate developer Presidium is the developer for this project and it is currently 0% preleased.

 

10. Pecan District

Address: 1809 Social Dr. (Pflugerville, TX)
Type: Mixed-use
Size: 2,700,000 SF
Expected Delivery Date: TBD
Developer: Presidium and Cid A. Galindo

The Pecan District is a mixed-use development project in Pflugerville. Phase 1 of the project has already been completed and consists of 272 multifamily units.

The total project will include 1,280 multifamily units, 952,000 square feet of office space, 208,000 square feet of retail space, and 191 hotel rooms. It will also have 1.77 acres of public plazas and six acres of green space.

Presidium and Cid A. Galindo are developing the project. Mark Odom Studio is the main architect for the project.

 

11. Pearson Ranch

Address: SH 45 N and West Parmer Lane (Austin, TX)
Type: Mixed-use
Size: 2,800,000 SF
Expected Delivery Date: TBD
Developer: Inspire Development

Inspire Development broke ground on Pearson Ranch in late January 2022.

It will consist of 2,600,000 square feet of Class A office space along with 200,000 square feet of retail, restaurant, and community space. It is also estimated to have two hotels, thousands of multifamily units, and 30 acres of parkland.  

The developer of the project is Inspire Development and it is currently 0% preleased. 

 

Conclusion

We can expect these megaprojects to deliver in the coming years, with some delivering as soon as 2022 and 2023. This will contribute to the rapid growth in Austin and will be followed by more projects that are either expected to break ground or be announced.
