AQUILA Commercial (AQUILA) today announced the completion of the redevelopment of Highland Tech Center. The project is a redevelopment of a value office project into a Class A office building. The new design is completely modern and full of natural light.

Located at 6505 Airport Boulevard, Highland Tech Center is in the Highland neighborhood, right next to the ACC/Red Leaf Highland Redevelopment.

Construction on the office project finished in January.

In November 2020, the Lamy Family sold the eastern and northern portion of the 7.7-acre site to Slate Real Estate Partners, a Houston-based multi-family developer. Slate is currently under construction on a parking structure, which will be shared between the office and apartments. In all, Highland Tech Center will offer 86,105 sf and 6.5:1,000 parking. Most of this parking will be in the new structured parking garage being built by Slate.

“When completed, the four-story multi-family project will include 310 units featuring 10’ ceilings, 8’ entry and interior doors, balconies, stainless steel appliances, stone countertops, upgraded flooring, and tile backsplashes and bathroom surrounds,” says Jeff Lahr with Slate Real Estate Partners. “Residential units will range in size from studios to 2-bedrooms and will be complemented by amenity spaces including a clubhouse, fitness center with yoga studio, business facilities, pool courtyard, and several pocket courtyards.”

Runa Workshop was the architect on the Highland Tech Center redevelopment project. The renovation revitalized the existing building and converted it into a new tech-centric office with a brand-new contemporary look. New features include upgraded exterior finishes, high-ceiling offices, new floor-to-ceiling windows and clerestories to bring natural light into the space.

“Highland Tech Center is an opportunity for Austin tenants to capitalize on its central location across the street from the Highland rail stop, great parking ratio and direct access/user-controlled space(s). Plus, the on-site multi-family will create a bustling mixed-use environment,” says Chad Barrett, Principal with AQUILA. The full 86,099-sf building is ready now for tenant improvements, with space divisible to 15,000 sf.
