Today a ceremonial groundbreaking was held for Brushy Creek Corporate Center, a new flex/industrial campus in Cedar Park, Texas. The developers, investors, construction, design and leasing teams gathered to celebrate the kickoff of the construction. Afterwards, Austin’s top commercial real estate brokers gathered at the site for a celebratory luncheon.

“Brushy Creek Corporate Center is in a core location with superior access to any site in the Austin MSA”, said Industrial Group Southwest’s Principal Ron Mills. “It provides a unique opportunity for business space users to lease or purchase a Class A facility in a premium location.”

The 16-acre site located at 1200 BMC Drive will feature two 231,030-square foot buildings. Road infrastructure allows easy access to TX-45, Highway 183A and FM 1431 from the site. The buildings will feature 48” dock high doors, 50’ x 40’ column spacing and 24’ clear heights.

The development is situated between the National Instruments campus and the BMC campus along Brushy Creek Drive. Surrounding residential neighborhoods include Avery Ranch, Hidden Valley Estates and Creekview.

“We’re very excited to get this project started,” said AQUILA’s industrial broker Leigh Ellis. “Brushy Creek will serve the far northwest market, an area that is currently experiencing high-demand market, but offers few options. There is nothing like this in Cedar Park and it’s going to have a positive impact on the market.”

The project is being developed by IGX Brushy Creek LLC and American National Insurance Company Eagle LLC. Cantera Design Builders, LLC is the project’s general contractor. AQUILA Commercial will serve as the leasing and sales broker on the project.
