Background

The OB/GYN Group of Austin is a woman’s healthcare office with premier expertise in obstetrics and gynecology. The practice is also a member of Women’s Health of Texas, which has clinics across the state.

The OB/GYN Group of Austin decided to leave their long-time home and relocate to a new space. They eventually selected a to-be-delivered building called The Lamar Medical Office Building, which Johnson Healthcare Real Estate (JHRE) had been hired to develop for Ascension Seton as part of their Medical Center Campus. 

Women’s Health of Texas historically uses another real estate firm for its tenant representation needs, but due to a strong relationship between AQUILA and The OB/GYN Group of Austin, our team was hired to co-broker the lease transaction and be the sole representative of their interests throughout the design and construction process.

The Challenge

This location is the first office where The OB/GYN Group of Austin was able to start from a blank slate and build out a clinic exactly to their needs and specifications. 

Between multiple stakeholders, coordinated efforts with an architect and an interior designer, relocating highly specialized and costly equipment, and the commissioning and installation of custom details and delicate artwork, the project was complex.

Safely moving all of the equipment and personal items for 10 physicians and 40 employees from their old location to the new space over the course of a weekend was also an added complexity.

During the budgeting process, we worked with leadership for Women’s Health of Texas to value engineer the project to ensure that our client and their parent company had their needs for the space met while staying within their prescribed budget.

The construction schedule itself was impacted not only by the COVID-19-related supply chain and labor issues but also timelines associated with the delivery of the base building itself. The Lamar Medical Office Building was set to pass final inspections and obtain a certificate of occupancy immediately before our client could do the same and open for business. Unfortunately, right at the finish line, a main sprinkler pipeline was disturbed in an adjacent space and flooded the building, including a significant portion of our client’s space.

Because of AQUILA’s existing relationships, most importantly with Ascension Seton’s general contractor and JHRE, we were able to get the issue resolved quickly and in an amicable fashion with no impact on budget and very little delay on The OB/GYN Group of Austin’s first day of business.

We engaged remediation professionals to triage the space immediately, coordinated insurance claims, replaced a large amount of flooring and drywall after hours and over the course of a weekend, and worked with the general contractor at fault to make sure everything was resolved quickly and professionally.

The Result

Ultimately, AQUILA’s valuable relationships, experience in medical office build-outs, and diligent work led to a beautiful and functional space that The OB/GYN Group of Austin is delighted to welcome their patients into and call home.
